The retailers they do have appeal to the small percentage that can afford it. They don’t necessarily have the size/vacancy to do a true anchor but a high affordable traffic driver would help: Zara would have been perfect with the Zara kids added in - too late for that since doing that at Lenox; original developers didn’t want low/mid cost brands like banana republic - etc, but guess what, they sell a lot of clothes and drive people in which trickles down to other concepts. The add of Billatong bar was spot on - not overly fancy, but still nice, and high energy bar scene that gives the bar/restaurant feel that they need. Hopefully Le Colonial drives similar scene and then you have 4 of 5 spots creating energy at night. Le Bilboquette has been one bright spot, but they also clearly have the best location/structure in the development. One more night life piece would also help out to create a destination between the activity of restaurant/upscale bar/lounge vibe. Hope they figure it out; original lease team and developers were very disconnected from what the market wanted or needed, hopefully Jamestown can fix their failures. Like Phipps, designer shops mixed with some chains would likely work (Black/White, Victoria Secret, maybe a small Apple store, for example). Pottery Barn or C&B would not hurt. The Eclipse, 325 Paces, Elle, Allure, Ovation, The Bryant, 92 West Paces and now this whole new wave of development like the Hanover are all walking distance and are largely 25-40 year old young professionals with expendable income. They should put an anchor department store in several floors of one of the towers… Perhaps a Dillards since they are not in Lenox or Phipps and the closest ones are either at perimeter or all the way downtown near IKEA.
