A new location of Potbelly is joining an upcoming development in Cumming. Planning documents reviewed by ToNeTo Atlanta indicate that Potbelly, the popular Chicago-based sandwich shop that is slated to open its first Atlanta area location later this year, is looking to open another location in Forsyth Town Center, a new project from Fuqua Development.
Fellow Chicago eatery Portillo's was previously expected to open in the project, too, but has reportedly abandoned those plans.
Potbelly's first Atlanta area location is slated to open in October in Chamblee. ToNeTo Atlanta exclusively reported September 9, 2025 on the planned opening. The Chamblee restaurant, replacing what had originally been a MOD Pizza in the Whole Foods-anchored Peachtree Station shopping center, was slowed for several months by a "reset" of sorts following the company's acquisition by Atlanta-based RaceTrac on September 10.
Potbelly announced in November 2024 that it had signed a 15 unit development agreement in the Atlanta area with Royal Restaurant Group. The franchisee plans to open three shops each year until it reaches the unit target, according to a press release announcing the deal, but the RaceTrac acquisition has likely slowed that, too.
