Bits & Bites

After originally being sold as condos, the upcoming Peachtree Road high-rise The Sutton is converting to apartments.  The 151 unit development reportedly pre-sold just 30 units, causing the developer to switch gears to rentals rather than ownership.  The new leasing center, located in a small strip center adjacent to the project, opened this past Monday in tandem with the launch of the new website complete with pricing.  The project will offer 1,2 and three bedroom apartments and be managed by Atlanta-based RAM Partners. The updated website for The Sutton indicates the current plan is for the property to welcome their first move-ins May 2019.  The Charles, the other condo project still moving forward as condos, at 57 units, is about a third the size of The Sutton and is reportedly 70% sold with planned delivery in August 2019.  

Casper last week opened their second Atlanta area "Sleep Store" on the first floor of Lenox Square in Buckhead.  The brand's first ever store opened last fall along North Avenue at Ponce City Market.  

Vietnamese eatery Pho Dakao is opening a second Cobb County location, this one in Town Center Plaza on Ernest Barrett Parkway in Kennesaw.  The first outpost opened in this past February on Cobb Parkway at Cumberland Square North.  The existing location is 2,100 square feet and is located in a center anchored by a Goodwill thrift store.  The new locations will be 3,000 square feet, located to the right of anchor T.J. Maxx in a center also home to Marshalls and HomeGoods.  Both centers have outparcel locations of Olive Garden.  

Local coffee shop The Corner Cup plans to open a second Tucker location, this time on Main Street next to Snyder Cycles in the former Tucker Main Street Barber Shop.  The barber shop was for sale at one time, but eventually closed after 50+ years in business. Patrick Hinh, Tess Cook, and Rich Lavery, who opened the original Corner Cup during the spring of 2016 in a center on Lawrenceville Highway near McLendon Drive, all previously worked at Pea Ridge, a local restaurant in the same center.  The owners of the The Corner Cup are hoping to open in the new 674 square foot space before the end of the year.  

A new concept called Drop In, "Meditation Made Modern," is planning to open a number of studios in metro Atlanta.  The business, which a broker with The Shumacher Group indicates is Atlanta's first "drop in" meditation studio, is scouting 1,000 to 1,200 square foot locations in Buckhead, Midtown, Brookhaven, Chamblee, Candler Park, Emory, Druid Hills and Inman Park.  

The AMC Theatres at North DeKalb 16 Mall, previously marketed as "AMC Classic" is now just an AMC.  Dropping the "Classic" branding has brought elevated pricing to the once ridiculously economical theater.  In the coming years, the theater, which opened in 1996, will be torn down and replaced with a new theater as part of the redevelopment of the mall that will also include a new Costco store.  

A third gusto! location is slated to open Thursday, October 18 at the new North Decatur Square near DeKalb Medical, just outside the Decatur city limits.  The new restaurant will be one of the first to open in the center that will in the coming months be home to a Whole Foods 365, the grocer's new lower price concept.  Gusto! serves assorted bowls and wraps and is open for lunch and dinner.  In celebration of the grand opening, founder Nate Hybl and local operating partner Michael Clifford are giving away 10 complimentary entrĂ©e vouchers to the first 50 patrons on the opening day.  Additionally, on Monday, October 15, gusto! Decatur is previewing its “Medical Monday” promotion exclusively to the nearby medical community.   Every Monday, those who work in the medical field can show their badges at the Decatur restaurant to receive “buy one, get one free” meals.

Better Half restaurant in Home Park will close its doors after dinner service on Saturday October 27.  The restaurant was opened by husband-and-wife duo Zach and Cristina Meloy in 2013 and was the evolution of their underground supper club PushStart Kitchen.  Better Half features a la carte as well as five and nine-course tasting menus.   News of the closure was made public on the restaurant's facebook page where Melroy thanked his team and customers.  There is no word yet on what, if anything, will replace Better Half.

I don’t see any indication on Fandango of the AMC at N DeKalb having higher ticket prices than usual. The “Classic” is gone from its name though.

Gonna miss those $3 movies at AMC. I hope ticket sales plunge with this pure money grab

Prices haven't gone up yet at the North Dekalb location(still $5 for matinees at least) but it's only a matter of time.

Out of curiosity, I went to the Sutton's website. The rents are HIGH! I'm curious how successful they'll be in their leasing efforts. From what I saw, rents start at around $2500/m.

I agree that building is just ugly. Atlanta seem to be this premium city with average looks. They need better designs. fuqua and Novare Group are some of the worst! Ugly and they take the same design and repeat it over and over just calling it something else. Its like Greg Brady from the show still works for them! Get some new fresh architects!!
