[UPDATE] 15 Years Later, Stalled Forsyth Project Coming Soon with Starbucks, LongHorn Steakhouse

A mixed-use development originally proposed more than fifteen years ago in Forsyth county is finally moving forward.  Regent Land Holdings, LLC, a holding company controlled by Buckhead-based Regent Partners, is planning to develop a roughly 11.5 acre parcel near the intersection of McFarland and Bluegrass Lakes Parkways, into a five story, 167,000 square foot office building as well as several out-parcel buildings.  The freestanding out-parcels are currently expected to include new locations of LongHorn Steakhouse and Starbucks, among others.

The property is located on the southwest side of the intersection of McFarland Parkway and Bluegrass Lakes Parkway, on the opposite side of GA 400 from the new 135 acre Halcyon project.  Planning documents indicate that the Regent development was first proposed March 16, 2004.

George McKerrow, Jr. opened the first LongHorn on Peachtree Road in Atlanta in 1981.  Today owned by Orlando-based Darden Restaurants, the casual dining chain has several existing locations throughout Georgia and nearly 500 locations across 40 states.  The new LongHorn will be about 6,000 square feet and be situated on a roughly 2.5 acre site.  Plans for the LongHorn have already been approved with construction expected to begin imminently and for the restaurant to open in 2020.

The new freestanding Starbucks will be situated on a roughly .8 acre site. 

According to the Regent website, overall land ownership at the Bluegrass sites totals 38 acres.

Regent's prior developments in metro Atlanta include Tower Place 100 and 200, Sovereign and 3344 Peachtree, Buckhead Grand and the Concourse Office Park.

The firm has has two large scale developments in its pipeline: the $600 million "Eastern Wharf" development in Savannah and the $400 million 3354 Peachtree project in Buckhead.  Eastern Wharf, which is delivering in phases starting in 2020, is slated to include a 193 key full-service hotel, 80,000 square foot office building and several new restaurant and retail options.  3354 is a 44 story, "skyline-defining," mixed-use tower at the intersection of Peachtree Road and Tower Place Drive.  The building will feature 560,000 square feet of Class AA office space (levels 5-26), 62 ultra-luxury condominiums (levels 28-44) and nearly 11,000 square feet of street-level retail.  The project is expected to break ground in 2020 and is estimated to open in 2022.

Hurrah for the community, no one should have to travel more than 0.5 mile to get to a Starbucks. And that area desperately needed more traffic congestion, so the left-turners into Starbucks will fill the void.

Attention restaurant hiring managers! Hire the right folks that are pleasant, have good hygiene, and take pride in food quality....or we dont care how nice your new place is.....IT WILL FAIL...gnowhaimsayin?

Any positive comments? Like.....good to add more jobs to South Forsyth, good to have a few more options to lessen the congestion at other eat/shop places in Forsyth? Just saying......don't really have to love it, but there are good opportunities ahead.
