[FOR SALE] Decatur Area Restaurant Up For Grabs

Scout, an upscale American restaurant which opened in Decatur's Oakhurst neighborhood in late 2016, has been listed for sale.  The restaurant, opened by industry veterans Chris Martha (previously of Fifth Group and partner at McCray's Tavern, among other work) and then Executive Chef Michael Semancik, occupied the historic Scottish Rite building at 321 W. Hill Street.  

When Scout opened in 2016 it replaced McGowan’s Oakhurst Pub which had shuttered in the circa 1915 building in March 2014.  

A sales offering from Steve Josovitz of The Shumacher Group states only that the business is open and operating but does not explain what may have led to ownership's decision to seek a buyer for the business.  

According to the listing, the freestanding, roughly 5,000 square foot "state of the art" restaurant includes a large patio and $1.2M "stunning buildout."  The restaurant's monthly rent is approximately $10,000 "all in" with remaining lease term and an option to renew.  The restaurant includes seating for 125 guests and a full-service bar.  The listing goes on to state that sales at Scout have reached close to $2M but it's unclear how recently the restaurant achieved that figure.  Currently the restaurant is only open for meals five days a week, with 21+ "happy hour" drink options on Tuesdays starting at 5PM and the restaurant closed on Mondays.  

Interested buyers are invited to "keep or convert to any full-service, upscale, or casual concept except club, live music venue or hookah bar."    

The business is priced at $350,000.
