A Japanese dessert cafe that just opened this past March in Buford has been listed for sale. The Fluffy Fluffy franchise, located at 2925 Buford Drive in the Exchange at Gwinnett shopping center, opened March 16 and was the second franchise to open in metro Atlanta following the brand's debut in Duluth in December 2023.
Co-founder and Director of Business Development Benson Lau started the business as Fuwa Fuwa in Canada in early 2018. After growing in Canada, Lau has turned his attention to expansion in the states where 2023 openings included units in Orlando and Frisco, a suburb of Texas. (The eatery's Canadian and international units remain branded Fuwa Fuwa, Japanese for "Fluffy Fluffy.")
The Buford shop was in an "in-line" space alongside center co-anchor Sprouts Farmers Market. Other co-anchors in the center include a huge Rooms To Go, Andretti Indoor Karting & Games, and Topgolf, while other eateries in the center include Snooze an A.M. Eatery, Bubba's 33, JINYA Ramen Bar, Kura Revolving Sushi, Whataburger, and Paris Baguette Cafe. MOD Pizza closed its restaurant in the development earlier this year.
In addition to the Buford and Duluth restaurants, another Fluffy Fluffy is coming soon to Tucker. ToNeTo Atlanta reported in March that Fluffy Fluffy was coming to Northlake Festival Station (3983 LaVista Road), where it is opening in place of Uncle Maddio's Pizza, which closed last May. The space, suite #115, is 2,479 square feet. Work is nearing completion, and plans call for a mid-September opening.
Other U.S. locations include units in Wynwood (Miami) and Orlando, Florida, Carrollton and Frisco, Texas, and Tustin, California.
A sales listing from Steve Josovitz of local brokerage The Shumacher Group indicates that Fluffy Fluffy Buford is "open and operating," but it has strangely been removed from the corporate Fluffy Fluffy website.
The "multi-unit owner operated absentee" reportedly spent $580,000 opening the 1,592 square foot space that comes with "all-in" monthly rent of $6,752. The tenant is signed to a seven-year lease with an option to renew. Would-be buyers are invited to "keep it as a dessert cafe or convert it," but the brand, name, recipes, books, and records are not included in this offering.
The business is priced at $350,000 with some owner financing options.

I've never been to Fluffy Fluffy. This concept just doesn't appeal to me and I will be interested to see how it does in Tucker. The Duluth location had some good reviews.
