Atlanta's latest "non-traditional" Chick-fil-A is slated to open Thursday in Buckhead. The restaurant, on which ToNeTo Atlanta was first to report in June 2023, is located at 3234 Peachtree Road near the intersection of Peachtree and Piedmont Roads. is nearing completion at Buckhead Place in Buckhead and expected to open May 15.

The new Chick-fil-A will - like other new "non-traditional" locations on Ponce de Leon Avenue in Atlanta, North Druid Hills Road near Decatur and Peachtree Road in Brookhaven - be limited to dine-in, carry-out, third-party delivery, catering and mobile curbside options.
Collin Kutz along with his wife Marissa, who met while working at Chick-fil-A, relocated from Memphis to operate the new Buckhead restaurant.
The small format "in-line" Chick-fil-A at Terminus 100 which opened in 2008 is expected to stay open even after the new Buckhead restaurant debuts little more than a stone's throw away.
Insiders tell ToNeTo Atlanta that the company has seen mixed results with the "non-traditional" units, given the importance of the drive-thru feature and the amount of business they produce.
Even the futuristic four-lane elevated drive-thru only (DTO) unit in Stockbridge which debuted to much fanfare this past August, has underperformed expectations, according to multiple sources familiar with the unit's performance.
Ahead of the opening, the 1.4 acre property that Chick-fil-A Buckhead calls home, has been listed for sale. A listing from real estate firm CBRE indicates the asking price is $12,148,000 ($2,336.15/SF) imputing a 4.25% Cap Rate. The listing further indicates that the Atlanta-based fast food chain signed a 15-year NNN ground lease with 10% rent increases every 5 years throughout the initial term and in each of the eight, 5-year renewal options. (Buckhead Place shopping center is simultaneously being marketed for sale in a separate listing.)
In the coming months, Chick-fil-A will gain a new competitor in Buckhead when Raising Cane's opens what is expected to be their first intown location at 3037 Piedmont Road where they convert a former Krystal and will retain its drive thru.

I haven't eaten at CFA for almost 10 years. Primarily due to the hassle that is a result of the parking lot congestion caused by the drive-through business. This new CFA will be the 4th one within 2 miles of my house, so if I ever decide to patronize them, this location would be the one to go to. However, I have driven by this new location, and the parcel looks like it will present a new set of access challenges.
ReplyDeleteI'm sure the congregants of Peachtree Road United Methodist Church are glad that CFA is closed on Sunday. Imagine what sort of gridlock would be created when church lets out at lunch time.

DeleteI sure hope this place doesn't cause even more congestion around Peachtree and Piedmont. Also, that's one of the ugliest buildings I've ever seen.

ReplyDeleteI met Collin Kutz who is the owner/operator of this new CFA. Collin made a great first impression as an earnest and personable young man. His wife Marissa is his business partner, but I have not yet met Marissa. I work nearby so I'll stop in for breakfast before work next week.

ReplyDeleteWhoever builds Chick Fil-a's and QuikTrips should run the country. Record time and I'm sure on budget, always. It's quite impressive. Put that contractor on the Five Points Marta project because Lord knows that will be late and over budget.
ReplyDeleteCFA has been a great visit for me ever since they added the mobile pickup drive thru lane, with the QR code signs. Now I order ahead of time every time, and just scan when I pull up. Simple. And the food still comes relatively fast, even with the long lines every, single, time. Mobile order drive thru is the way to go, guys.
ReplyDeleteyou know what's even better than the mobile order drive thru? Mobile order walk in - doesn't mater if there's 100 cars in the drive thru. I park in one of the curbside reserved spaces, walk in and receive my order and I'm out of there in no time. CFA is a great organization. They are always doing things that make your experience better. For those of you who won't eat there becuse their food isn't healhy, you're missing the point of fast food. Your baked chicken is definitely better for you, but can you order it on your phone and pick it up prepared in 3 minutes? For those who refuse to visit because of the hassle of getting there, I'm sure they would love your business, but they'll probably survive without you too.
DeleteNo but my live in housekeeper cooks the baked chicken for me and my family and when I get home from work, he has it on the table and ready to eat. So I don’t have to order anything or go anywhere to get it. Get it?
