[EXCLUSIVE] A New Kolache Eatery is Launching Soon in Atlanta

A new kind of restaurant is coming soon to Marietta Street, not far from Georgia Tech.  KoHo which stands for Kolache House, is opening at 881 Marietta Street where it replaces Delia's Chicken Sausage Stand which closed in August 2022.

Randy Hazelton of H&H Hospitality is behind the new brand, which in comparison to the majority of his other outlets at Hartsfield-Jackson Atlanta International Airport, is something he created rather than a national franchise. 

Hazelton purchased the property and adjacent 887 Marietta parcel from Pinky Cole Hayes of Slutty Vegan ATL (SV Real Estate LLC).  Cole Hayes had herself purchased the parcels in April 2023 and originally intended to open a new concept "The Morning After," on the property, but later abandoned those plans.  (Hazelton's H&H Hospitality announced plans in 2024 to partner with Cole on a Slutty Vegan at Hartsfield but those plans also failed to materialize.)

Hazelton officially closed on the properties on March 8, 2024.  The combined parcel measures about .26 acres, according to Fulton County records.     

According to permits filed with the City of Atlanta, Hazelton plans to make limited modifications to the roughly 1,600 square foot restaurant building.  

Despite the stigma and challenges facing restaurant operators (and landlords) in West Midtown, Hazelton is optimistic that his value proposition and the novelty of the kolache will make KoHo a success.  One immediate benefit that KoHo will have over many of its fellow eateries in the area is that it has its own dedicated and free surface parking.  

ToNeTo Atlanta has been tracking the progress of the new concept for several months, with Hazelton indicating he does not want to open (or release much information) until his product is perfect. That said, the opening has been a bit of a moving target with the goal now to be open later this fall.  

Hazelton was reportedly interested in introducing a kolache concept to metro Atlanta after experiencing the popular Czech pastry in Texas at places like Kolache Factory in early 2020 but the pandemic delayed his plans. 

According to the H&H Hospitality website, the group currently operates licensed locations of Shake Shack, Boar's Head Cafe, and Vino Volo at Hartsfield-Jackson Atlanta International Airport.  What the website does not reveal however, is that the group quietly launched KoHo at the airport this past December on Concourse D.  

ToNeTo Atlanta traversed the airport to try the food in March and was disappointed by our experience, but have been assured that what we had was not the final product and that there is still active R&D happening behind the scenes to ensure the product that is served in West Midtown is better. 

The products served at Hartsfield are produced in an offsite commissary and it remains unclear where the kolaches and other offerings for West Midtown will be produced.   

While there are no Kolache Factory locations in Georgia, metro Atlanta is not without options for fresh kolaches.  HERO Doughnuts, Fox Bros, and Marietta Donuts are among the places in metro Atlanta that offer select kolache offerings.

I absolutely love the Kolache Factory! I use to eat the one off of 85 until it closed. Then when I moved to Denver I went almost every week for breakfast/snack. Atlanta has no good Kolaches. The closest ones is when QT sold them for breakfast. I was sad when they stopped selling them. While this is not the Kolache Factory I am excited to give them a try. Hopefully they will have different varieties/seasonal Kolaches. Sadly the closest Kolache Factory is in South Carolina. Please open soon LoL I need my Kolache 😋

Kolaches can be a fantastic breakfast option, one of the very few things I miss from Texas. They're a lot like hot pockets, if they were freshly made with unsweetened doughnut dough and had real ingredients inside.

The menu board from the airport location makes these seem a bit bougie. I don't recall having them with eggs in them and they were often a hot dog like sausage or ham with cheese and jalapenos. Hopefully they have the simple classics. I only think of this as a breakfast food, so curious how they justify the space for the rest of the day.

Shipley Do-nuts also serve some pretty good kolaches

Sadly Shipley do-nuts are overrated. Unless you are close they are not worth a 20 minute drive. Several local doughnut shops do them better.

The Kolache Factory makes several different types. From sweet to savory. Eggs, pizza, sausage, lemon, blueberry, cream cheese, BBQ ... etc. Wish we had one here in Marietta.

Did Shipley ever make it to the Atlanta area? I remember a franchisee a while back with big expansion plans. Buc-ee's has pretty good kolaches as well, especially the boudin sausage.
