Dunwoody Green Lights Two New Ground-Up Hotels

City of Dunwoody approves two new hotels.  

McLean, Virginia-based Hampton Inn & Suites, part of Hilton Worldwide, plans to open a new hotel in Dunwoody next year.  The new Hampton Inn & Suites will be the first new build hotel in Dunwoody since it became a city in 2008.  The seven story, 132 guest room hotel is planned for  property (currently a surface parking lot) known as Sterling Pointe, near the corner of Ashford Dunwoody Road and Perimeter Center North.  The hotel is being developed by Hotel Development Partners (HDP) a joint venture partnership between Atlanta-based Hotel Equities and IRE Capital.  

The Hampton Inn will be the centerpiece of the development that will also include four additional retail / restaurant structures that could total nearly 25,000 additional square feet.  At least one space is already spoken for: Corner Bakery plans to open a new 4,100 square foot bakery cafe in "Building B" of the Sterling Pointe project. Likely but unconfirmed tenants for the remaining three outparcels include burger concepts like Grub Burger Bar or Burger 21 or pharmacies like Walgreens or CVS.   Sources say construction of the hotel may begin as soon as next month.

Not far away, at Meadow Lane near Ashford Dunwoody Road, another hotel has been approved.  Sources say that the planned four story, 124 room hotel will be a Residence Inn by Marriott, an extended stay hotel.  The Residence Inn will also be developed by HDP.  The hotel will be joined by two separate stand-alone structures, most likely restaurants, in the overall five acre parcel.  Currently, the land is home to only trees and sources say construction of the hotel may begin as soon as December.

8000 square feet building will be located on Ashford Dunwoody Road, adjacent to the Spruill Arts Center.  The second structure will be 6000 square feet, located a short distance behind the Spruill Arts Center, along Meadow Lane Road.

The two hotels and accompanying restaurants will surely be welcomed by the many white collar workers in the area. While I doubt that employees of neighboring IHG (InterContinental Hotels Group) North American headquarters will be staying at any Marriott or Hilton related hotels, options are needed.  Popeyes, Arby's and Krystal are all based within about a mile of the planned hotels. Insurance giant State Farm is the centerpiece of a massive 17 acre, 2.2 million-square-foot mixed use project on Perimeter Parkway that will bring thousands of jobs to the area.  

As far as restaurants go, Dunwoody has a number of new options already in the pipeline.  The Pub will soon open in place of Hudson Grille at Perimeter Mall. Wild Wing Cafe is opening in place of Romano's Macaroni Grill and Memphis BBQ Co. is opening in place of Firkin & Gryphon, both at Ashford Place on Ashford Dunwoody Road.

My friends over at Heneghan's Dunwoody Blog and Reporter Newspapers have previously covered this project.  My research into this project began more recently with multiple reader inquiries and tips.  My research shows plans for these projects have been around in some form since at least 2008.

Other hotel development in the area:

The Grand Bohemian hotel from the Kessler Collection has been plagued by financing delays in Sandy Springs but may yet still be built.  The 275-room, four-star boutique hotel received a land disturbance permit for its planned location but has yet to secure the necessary financing for the planned $100 million project.   The hotel is planned for a parcel on the east side of Peachtree Dunwoody Road, north of Mount Vernon Highway and south of Abernathy, not far from the Sandy Springs MARTA station.  

The city of Brookhaven got a new hotel last month in the form of a 177-room Hyatt Atlanta Perimeter at Villa Christina.  The hotel is connected to Villa Christina and was developed by David Marvin of Legacy Property Group (famous for its Luckie Marietta District in downtown Atlanta)

Gad zooks! While I am sure the businesses in the area are glad for more hotel rooms, I know the residents in the area are not. I was already happy I no longer live in those Gables apartments. Watch the crime rate really go up in that area.

There is not a correlation between a hotel with a decent, respected flag and crime going up.

There is something under construction, and has been for a long time now, that has to be the slowest moving stick build construction I have ever seen. It's visible from 400 just as you exit to Abernathy. It's next to Hyatt Place Perimeter. Any idea what it is?
