Olive Bistro Out at TOWN Brookhaven

Olive Bistro closed their location at TOWN Brookhaven this past Saturday.  The restaurant, which opened in the mixed-use center in 2011, cited a "lost lease" as the reason for the closure.  Sources in the center indicate that the restaurant had been for sale previously, but that it was not currently being marketed.  The siteplan for TOWN Brookhaven on the Sembler website reflects that the 1,299 square foot Olive space #415, is "available."
"We are sad to announce that Saturday Oct 28 will be our last day @ Town Brookhaven. We lost our lease and will be moving on.. Come see us tonight or Saturday for lunch or dinner. We hope to serve you in our Midtown and Vinings locations.  Uber eats will also deliver online depending on your zip code within their radius.. Thank you for your loyal support. We will miss all of you."

Olive Bistro began a "sponsored" post on Facebook Monday promoting the use of delivery platforms such as UberEATS and DoorDash where Brookhaven area patrons could order the restaurant's food from one of their remaining two locations in Smyrna/Vinings or Midtown.  Olive Bistro's Midtown location is in Midtown Place on Ponce de Leon Avenue across from Ponce City Market, and and its Smyrna/Vinings restaurant is in Riverview Village Shopping Center on Cobb Parkway.

"To my Brookhaven customers.. Uber eats delivers from my other locations to many surrounding zip codes. Go to Uber eats, Doordash, Amazon, grubhub.. mobile waiters or zifty. Click either Olive Bistro Midtown or Vinings, enter your zip & see if they deliver... same food as Brookhaven delivered to your office or home. Thank you again for your business & we hope to serve you soon.. Catering available as well . Our hummus at your next event is a call away... 404-874--5336 ❤️❤️ or go to our web & email"

TOWN Brookhaven has one of the worst track records in recent memory when it comes to restaurant success.  The center, which opened on Peachtree Boulevard in Brookhaven in 2011, is designed in a way that creates severe parking shortages for most restaurants and some retailers.

Ohio-based PizzaFire, a quick-serve build-your-own pizza concept, opened earlier this year in a space previously occupied by another quick-serve pizza restaurant, treza. Treza was the original occupant of the 3,000 square foot space and opened in late 2011, but was closed by early 2014.

Local coffee shop Copper Coin opened in late 2015 in place of Baci by Cafe at Pharr, but closed this past March.

Popular Midtown pub & eatery HOBNOB opened this past July in the former SMASH Kitchen & Bar space, which originally opened as Stir Crazy.  Jefe's Tacos & Tequilas opened last year in the former Noche Tequila & Tapas bar.

Other restaurant closures have included the short-lived Bonehead's (soon reopening as Tanaka Ramen), Swirll Frozen Yogurt, Slacks Hoagie Shack.  Lila Boutique (located to the left of Olive Bistro) and Harken Health both closed their locations in TOWN Brookhaven earlier this summer.  Harken's former space has reopened as a Emory Healthcare office, while the lila space remains vacant.

Are you surprised that Olive Bistro closed at TOWN Brookhaven?  Why do you think so many restaurants fail at TOWN Brookhaven?  What type of business is TOWN Brookhaven lacking?

Please share your thoughts below.

They should take a look at CityPlace Doral in Miami to see what a real shopping/food center looks like.

Are there any original restaurant tenants remaining in that center?

Not surprised, it was just OK, a bit too bland.

I like Olive a lot (we now go to the one in Smyrna but used to go to this one all the time). Town Brookhaven seems to have constant turnover.

They did not fail. They did not renew their lease.

Looked at leasing a space there but parking is all taken up by the movie theater on weekends.

To my knowledge, THERE Brookhaven remains the lone original restaurant/bar tenant, having opened March 2012. Definitely the best food in Town Brookhaven, as well as pretty much all Brookhaven!

That entire center sucks as well as the builder who built it. Has absolutely no charm. Look at The Forum on Peachtree Parkway in Norcross, that's a nice shopping center. What a waste of land.

Yep - the parking SUCKS at TB. And the two traffic intersections suck also, because too few drivers know how to correctly use a 4-way Stop with medians. I avoid using the main entrance and main road. I use parking at Publix and Marshalls and Costco.

There is PLENTY of parking in the decks around TB. People are just too damn lazy to park and walk more than a few yards unless it's a huge surface lot.

Why should I walk when I paid all that $$$ for a luxury vehicle? Chile 2:16 SMH

I agree TB is ugly and has no good flow ... Builder has no creative imagination to create better. Fire the architect. TB sucks.

Olive Bistro Brookhaven had great food with very good service. Reasonable prices & quakity surpassed all the other franchise or bar food served in that Center. There is the only other decent food. Big loss for the shopping center. Landlord is clueless to lose that little gem operation. I shall follow them to Vinings or Midtown.

TB is amazing, the rent in the apartments are low so of course retail rent is going o be expensive.

Another retailer is biting the dust in TB, Sugarboo, a fun boutique. Looks like There Gastropub is the last man standing from the original tenants. With the exception of Bua and There, the rest of the places are generic food court restaurants.
