[AVAILABLE] Secluded South Buckhead Restaurant 1KEPT Up For Grabs

1KEPT Kitchen & Bar has closed and is being marketed for lease.   The casual American restaurant located at 2293 Peachtree Road in south Buckhead opened in 2013.  When it opened, on the rear side and lower level of a Peachtree Road-facing building adjacent to Imperial Fez, it replaced the original location of Taqueria Tsunami. Before the short-lived tauqeria, the space was home to  Toulouse, a French eatery that was in business for 16 years.  Proprietor Thaddeus Keefe opened a second 1KEPT at the Renaissance Charleston Historic District Hotel in mid 2017 but closed this past July.   
The marketing materials from Steve Josovitz of The Shumacher Group invite interested parties to lease the restaurant "fully equipped w/state of the art kitchen & wood fired pizza oven with no key money required."  The restaurant recently closed due to "owner relocation."  

The restaurant, once part of the stockroom of a street level Piggly Wiggly supermarket,  is approximately 4,800 square feet on the main level and includes the restaurant, bar, lounge, outdoor seating, prep kitchen and open exhibition kitchen areas.  The lower level is 2,600 square feet, with storerooms, walk-in boxes, delivery entrances, bathrooms, offices, and a semi-finished apartment.  

The restaurant's rear location has a surprising amount of parking with cross easement of the adjacent property allowing for parking of up to 90 cars. 

The restaurant has an existing long term lease at $10,000 per month with CAM, taxes and insurance adding an additional $2,500 per month.  The listing indicates "no charge to use furniture, fixtures and equipment." 

1KEPT's closure is one of several recent restaurant developments along Peachtree Road, between Peachtree Battle and 26th Street, over the past few months.  

Panera Bread closed their longstanding location at Peachtree Square shopping center September 8.

Chef Linton Hopkins closed his upscale Restaurant Eugene in August, with plans to open a more casual eatery, Eugene & Elizabeth's, in its place in October.  Sibling restaurant Holeman & Finch is due to "move" to Colony Square next spring, with its current space slated to be reopened as an as yet undisclosed new concept from Hopkins & Co.  

ToNeTo Atlanta reported September 19 that nearby restaurants Saltyard and Watershed, both of which changed hands in 2018, are both also back on the market seeking new owners.

I wasn't impressed with 1Kept when I dined there a few years ago. I live in the neighborhood but never went back. Excited to see what takes its spot!

I went twice, enjoyed both times. Folks all I can say is if you have a particular restaurant in Atlanta that you're attached to or like a lot, savor it. Restaurants in this town aside from chains (both national and local) are consistently on the struggle bus.
