[EXCLUSIVE] Longtime Chevron Demolished to Make Way for EXCITING New Business in East Cobb

We were recently in East Cobb and couldn't help but notice that the longtime Chevron at the corner of Roswell and Johnson Ferry Roads had been demolished and cleared.  This corner, which some might consider "main & main," is home to Pinestraw Place,  PNC Bank and a BP Fuel center and convenience store.  Cobb County property records indicate that the Chevron, officially Merchants Walk Chevron, first opened in 1972.  

The Chevron site [4249 Roswell Road] is about one acre, and included a fuel center, convenience store and car wash.  A demolition permit was issued February second with the work completed a short time later.  This is a dynamic parcel with tremendous visibility, deserving of something exciting, right? 

The Chevron had reportedly been closed for several months, and its owner was not keen on making the needed upgrades/updates to the aging building and fuel center.  That said, online research indicates that "Merchants Walk Chevron" did in April 2020 receive a nearly $20,000 Paycheck Protection Program (PPP) Loan. Documents suggest that the business reported five employees at the time of the filing and that all funds were to be used for payroll.  

In our quest to discover what was planned for the site we stumbled upon a post from popular East Cobb Facebook page "East Cobber."  The March 2 post wondered what was planned for the former Chevron site.  With 90 comments, the post was easily the most commented on the site thus far in 2021 and received tremendous interest from longtime residents who shared fond memories of the Chevron from decades ago.  Comments for potential replacements ranged from realistic to downright comical. 

Among the suggested replacements were:

McAlister's Deli

Tokyo Valentino "super store"

Johnny Rockets 

"another gas station" 

car wash 

Steak & Shake 

Sonic 

apartment complex 

We at ToNeTo Atlanta hoped that this location might be the location for Whataburger's planned Atlanta entry.  We were wrong. 

We also considered this as a potential location for a Cadence Bank branch, which is looking to grow locally, but which does have a branch incredibly close by. We were wrong. 

A Shake Shack with Drive-Thru? No.

Get ready, lucky residents of East Cobb.... 

You are getting a new Valvoline auto care center!

Perfect for all this post-pandemic commuting I've been doing. Alternatively, a Chase bank branch would be useful for the heavy amount of in-person banking these days, too. LOVE queueing up for a teller.

There's already a Fifth Third Bank in the area, about a tenth of a mile west of the former Chevron station, at the corner of Roswell Road and Providence Road. There really isn't a need for another car care business in the area, as Jiffy Lube, Firestone, NTB, Discount Tire, Honest 1 and American Brake are located a stone's throw from this corner.

An auto repair sounds useful, especially if they will also offer CBD tinctures, donuts, coffee and mattresses.

From what I have heard, the owner of the Chevron Station was tired of the demands that were rolled out by Chevron management. The station close abruptly and tires and other items were left behind.

Interesting piece about the federal government sending money to the owner.

It should also noted, there is a closed Jiffy Lube almost across the street from this service station. The Jiffy Lube closed several months ago and at one time was a First Union branch bank with several drive through teller windows. The main structure of the vacant bank building was left in tact, and the vehicle teller area was converted.

The visibility of the intersection is high.

Behind the station is a closed Pier One store and the closed Jason Deli, that was once the Chequers Seafood Restaurant that moved from the Perimeter Mall area.

Does going from a gas station to a car care business help them skip the long and expensive land remediation process that would be required for a space where a gas station stood for nearly 50 years?

I think Anonymous at 12:33 PM hit the nail on the head. It's much easier (and cheaper) to use a property for the same purpose than to have to go through the zoning, variance, and potential remediation process.

Margo, that Arby's is open everyday from 10am-11pm. Has been for years.
