[EXCLUSIVE] Popular Neighborhood Eatery to Open in Vinings

HOBNOB Neighborhood Tavern, the popular local eatery with four existing locations, will open a new Vinings outpost this summer.  The new restaurant will be located in Vinings Jubilee (4300 Paces Ferry Road #250) where HOBNOB will replace Paces & Vine.  Opened by the team behind popular Virginia Highland restaurant Murphy's in late 2014, Paces & Vine hit the market in late 2021.  

Known for an assortment of burgers, weekend brunch and an extensive bourbon list, HOBNOB has grown from its humble beginnings in a converted former Caribou Coffee in Midtown in 2010 to the multi-unit group that it is today.  The original Midtown outpost at the corner of Piedmont Avenue and Monroe Drive closed in early 2020 and "moved" to Atlantic Station in early 2021.  In addition, HOBNOB also has locations in TOWN Brookhaven in Brookhaven, Ashford Lane in Dunwoody and Halcyon in Alpharetta.   

Collectively known as Big Table Restaurants and owned by the husband and wife team Sean and Becky Yeremyan, the group includes the four existing HOBNOB restaurants as well as Cattle Shed Wine & Steak Bar at Halcyon.  

The 4,800 square foot space that HOBNOB will occupy in Vinings Jubilee was originally home to Garrison's Broiler & Tap, a concept from Atlanta's Metrotainment Cafes.  Garrison's, once a multi-unit concept like HOBNOB, today no longer exists.  

Steve Josovitz of The Shumacher Group had the Vinings restaurant listed for sale with a new "below market" asking price of $395,000.  The listing indicated that $1.2 million was spent in renovations and upgrades to open the restaurant in 2014 and that sales "have reached" $3.2 million.  

For his part, Dave Green, co-owner of Paces & Vine and The Select in Sandy Springs, announced in August 2021 plans to open "an imaginative dining concept" at The Works in the "Upper Westside", but it's unclear if that's still the plan.  The then unnamed restaurant was to occupy nearly 7,000 square feet, feature a rooftop bar and was to have opened in summer 2022.

I've been to the Dunwoody location several times. It's okay but never stuck in our regular rotation.

Garrison's was the site of my first-ever "nicer" meal out in Atlanta, and was always a favorite. I miss it immensely. Great steaks and seafood, excellent burger (which they'd let you order, off-the-menu, in the evening if you just wanted something smaller than a full entrée), and a very good, interesting bread basket. Tried Paces & Vine once or twice but was never wowed, but then again, I'm not enamored with Murphy's, either. Don't know anything about HOBNOB, but this is a nice space and hopefully they'll make good use of it.

There's something about this big expansion by Big Table that seems super fishy. There's something really off
