[ALERT] Popular Midtown Eatery Closing After Ten Years in Business

A popular Midtown tavern has announced it will be closing this month after ten years in business.  Henry's Midtown Tavern, located at 132 10th Street, opened June 2013 and will close as of November 30, according to a Facebook post from owner Maureen Kalmanson.  "It is with great sadness and disappointment that I announce HENRY’S closing."  

A lease renewal issue was cited as the cause of the closure.  "Our lease expired and tried as I might, I was not able to come to an agreement with the landlord that would allow us to continue."  

Henry's, nestled at the corner of Juniper and 10th Street, a short walk to Peachtree Street and Piedmont Park, became frequent watering hole for the neighborhood and its massive patio was especially popular.  The establishment was also known to be an especially friendly and safe space for the LGBT+ community.  

Kalmanson's other restaurant, Campagnolo, located around the corner at 980 Piedmont Avenue, will remain open with Kalmanson inviting Henry's patrons to join her there.  

It's unclear what may come of the soon-to-be former Henry's space, but its landlord, Dewberry Capital Group, helmed by infamous developer John Dewberry, is known to play the long game and is seemingly content with sitting on empty space for extended periods of time.  In a 2017 story in Bloomberg, the publication titled their piece on Dewberry "Atlanta's Emperor of Empty Lots."  

Henry's is the latest in a string of popular LGBT+ establishments in Midtown to close following the closures of Cowtipper's in late 2018 and Einstein's and Joe's on Juniper in 2021.  The former Cowtipper's property was re-developed into an uber boring Chase bank, while the former Einstein's and Joe's property is being redeveloped into a two tower multifamily project that will bring a reported 470 units to the area.  ROXX, located on Cheshire Bridge Road, closed "temporarily" in December 2021 but never reopened.  A new outpost of Six Feet Under is currently under construction to replace it.

I don't want anything to open in place of Henry's! I WANT DEWBERRY CAPITAL GROUP TO GO AWAY! The so-called "Emperor of Empty Lots" NEEDS TO HAVE KARMA BITE HIM IN THE A$$! HE'S NOT DEVELOPING ATLANTA; HE'S DESTROYING IT! I SINCERELY HOPE THAT GREEDY MONEY-GRUBBING PIECE OF 💩 LOSES EVERYTHING! HE DOESN'T EVEN CARE ABOUT ALL THE PEOPLE WHO'LL BE OUT OF A JOB, DUE TO HIS GREED! Maybe they can build a electric charging station for all the midtown cars. That would be a great parking spot 👍! It would be quite. Enjoy!

Dewberry is the scourge of Atlanta. The absolute worst 'developer'/landlord.

If yall want Dewberry out of Atlanta, I'm sure he would entertain your market offers for all his properties. Then you can offer below market rent for tenants to improve the community and create lots of jobs...at least until you get foreclosed on.

One of my clients just received a request from a restaurant tenant to lower its rent for December and January becaues it was "their slow season." They did not offer to pay any extra rent during their busy season. People are always quick to blame the "greedy landlords" but it is just as often the tenants who are not successful enough to afford the rent in the areas they want to operate. I'm sure Henry's had some extension options built into their lease, but they probably couldn't afford to pay what they agreed to.

Dewberry entertain market offers.... Hahaha... you have no clue. He's turned down offers 3x market value, just to say he can. He'll die owning that piece of property in the heart of Midtown just to piss everyone off and feed his narcissism.

How long have you been in this city?! Dewberry is notorious for wasting valuable lots and buildings and he won’t sell.. just hangs on for dear life. Also, if you drive down Peachtree at 14th you can see the abomination that is the Campinale building (or the shell
Of it) that he’s been “remodeling” for years now and is a frequent site of stop work orders…

Anon 11/15 4:35 is correct. This block is especially notorious for major national firms courting him only to be rejected. It costs him nothing to keep derelict properties and he couldn’t care less about what anyone thinks of him.
