[EXCLUSIVE] Desi District Destined for Dormant Dunwoody Dining Space

A new kind of restaurant is planning to make its Georgia debut in Dunwoody.  Desi District, a Texas based eatery specializing in Indian fare has signed a lease to replace the former Chili's Grill & Bar (4784 Ashford Dunwoody Road) in Ashford Place.  Chili's closed its restaurant in the center this past August after 30 years in business.  

ToNeTo Atlanta was alerted to the lease with Desi District late last week and noted "coming soon" signage is now in the windows of the former Chili's.   Desi District plans to renovate the roughly 5,700 square foot space to suit its needs.  The first Desi District opened in Texas in 2017 and the chain has since opened a total of six locations in Texas with locations coming soon to Austin and Frisco, Texas, as well as Carmel, IN, Charlotte, NC, and Atlanta, according to the company's website.  The Charlotte unit, coming to the suburb of Pineville, is expected to be more than 15,000 square feet and include a banquet hall and grocery store, according to published reports.    

Desi District was described by someone familiar with the brand as a fast-casual Indian concept that compares more closely to the Newk's Eatery model than the Chipotle assembly line format.  

The Dunwoody restaurant, which a source close to the project suggested would likely open in early 2025, will be one of at least two locations the company is looking to open in metro Atlanta.  Another, planned for Cumming in Forsyth County, is also in the works.  

In Dunwoody, Desi District is at least the third Indian eatery to open in the area in just the past few years.  Hyderabad House Atlanta, a full-service Indian restaurant, opened in May 2020 in Ashford Lane where it replaced a former Applebee's.  January 2022 brought the arrival of Sankranti Indian Kitchen, a new Indian quick-serve restaurant, which opened along Perimeter Center Parkway in Park Center 2 (the State Farm campus).  

Ashford Place owner Regency Centers has been busy with several projects in metro Atlanta including the addition of Publix to nearby Cambridge Square and the subsequent signing of Brooklyn Bagel & Deli to join the new grocer.  Regency also recently welcomed Yoffi, a quick-serve Mediterranean eatery, to a stationary food truck in Dunwoody Village where it joined sibling concepts Message in a Bottle, Bar{n} booze {n} bites, and Morty's Meat & Supply in the "Funwoody" project.  

In Ashford Place, Regency welcomed Sushi Kingdom, an all you can eat (AYCE) sushi eatery, to the former Wild Wing Cafe (originally Romano's Macaroni Grill) this past May.  A franchise of local bagel joint 101 Bagel Cafe also joined the center at the end of 2022.  According to a source close to the center, a lease is also close with a new restaurant that would open in the former Memphis BBQ Co., a 7,200 square foot space that has been vacant since the barbecue eatery's abrupt July 2022 closure.  

All of the exciting restaurant updates should come as welcome news to Dunwoody area residents who found out last week that their Walmart Supercenter is due to close as of July 12 after nearly three decades in business.

In Greenville,SC there’s an Italian restaurant called Portofino’s. It’s one of the best restaurants in the city. It is & mark my key words; “reasonably priced” with a bar area surging happy hour each week. Endless salad included with the meal.

Hey, some of us love Indian food. I would love to see more fast casual versions similar to the many Mediterranean restaurants popping up.

Leave the Indians alone, they are legal immigrants, Not illegals, and they are very an intelligent and compassionate people. No, I’m not Indian, but I’ve had the pleasure of working with many Indians over many years. If you haven’t tried Indian food, I would suggest give it a shot.

Don’t overlook Viceroy Indian Dining in the Walmart plaza, Royal Spice Indian in Dunwoody Village, and Desi Hutz in North Shallowford Plaza. Are there more in Dunwoody city limits?

Dunwoody has a large Indian population - especially at the nearby Jefferson apartments which (at least at one time) was the only apartment complex that fed into the coveted Vanderlyn Elementary school. You would sometimes see a caravan of school buses picking up and dropping off at the large complex.

So there is definitely room for several Indian style restuarants in the area. I would guess that the food better be pretty authentic though.

I'm not sure if he still owns it, but Raj, the gentlemen who orignally opened Viceroy is a good guy and smart businessman (that was his third location after opening two restaurants in North Carolina).

Looking forward to trying it. Sankranti wont make it, its bland and unimaginative no spices at all. Havent tried Hyderabad, something about that place from the outside makes me not want to go in.
Best curry house around that area is Himalayas in Chamblee.

There is a New Indian Cuisine in Conyers GA on Salem Road..called YELLOW HANDI EXQUISITE INDIAN CUSINE. Opened last year in October. Amazing food and absolutely mind-blowing 4.8 Google Review retained till now. They converted closed Johnny's Pizza to bring first Indian Cuisine in 20+ miles to Conyers in any direction. Give it a try..you will not regret.
