After months of speculation, several sources tell ToNeTo Atlanta that Kroger recently signed a lease to take over most of the former Walmart at Perimeter Village in Dunwoody. The Cincinnati-based grocer is expected to open one of its large format "Marketplace" stores in place of the former Walmart which closed last July.
Sources suggest the grocer also intends to add a fuel center to the parking lot but those plans have yet to be reviewed or made public.
Kimco Realty, the owner of Perimeter Village, controls more than a dozen shopping centers around the greater metro Atlanta area with Kroger the primary anchor in seven of them including Embry Village in Tucker and Market at Haynes Bridge in Johns Creek.
Kroger and Publix are the two most dominant grocers in the Atlanta market - each controling more than 20% market share - but while Publix has been opening stores left and right, Kroger has been closing stores. In fact, two former Kroger stores - those in Brookhaven (Cambridge Square) and Buckhead (Buckhead Landing) subsequently reopened as new Publix stores.
The two grocers have very different models these days, with Kroger seemingly prioritizing fewer but larger (90,000-120,000 square foot) stores, while Publix seems to focus on more stores that are smaller by comparison, with most measuring 45,000-55,000 square feet.

Kroger closed four stores this year including those in Brookhaven, Lindbergh, Alpharetta, and Decatur. Interestingly, the Lindbergh Kroger, which was the newest store to have closed, was reportedly subject to high levels of crime and theft that were also key contributors to the Walmart closure.
The new Kroger would be situated across the street from where Publix opened a new roughly 25,000 square foot store at Perimeter Marketplace in January 2022. For its part, Kroger also operates an existing Dunwoody area store (officially in Sandy Springs) at Orchard Park shopping center (20190 Dunwoody Club Drive), about four miles from the would-be new store.
In Perimeter Village, Kroger would join fellow anchors Hobby Lobby, DSW, and World Market.

I think that would be a great location for Kroger. I primarily shop at Kroger or Ingalls.

Perimeter Pointe would have been a much better site for a new Kroger Marketplace. Still disappointed Wegman's didn't actually happen in this center when it was rumored years ago. No clue how that Regal Theater has lasted as long as it has. It's always dead and it's clear zero dollars have been invested in keeping it up. Pieces of the channel lettering on the front of the building have been missing for years. This center is ripe for redevelopment. I would bet money that Dick's Sporting Goods (in the former Sports Authority, and before that HomePlace space) is the next to leave.
Georgetown Kroger is actually a bit closer to this location than Orchard Park. At night, Georgetown has a security guard and if this location does likewise, it should be ok. Also at Georgetown, an employee tends to keep an eye on people using the self check outs, whereas this was not the case at Walmart. I think this Kroger will do well. Publix has good bogo deals, but Kroger has frequent good digital coupon deals (you have to study it closely and be sure to 'clip' some of them).
That Kroger in Georgetown is terribly organized and it doesn’t feel clean to me. I avoid shopping there. I might pay a little more at Publix, but their stores are typically well-organized and clean.
It could’ve been a lot of things but since Wegmans hasn’t indicated any interest in Atlanta…
I wish it would be a Wegman grocery store where I can work with them.
I avoid Kroger like the plague. Besides, if I’m at Perimeter, there’s a first class Publix nearby. Easy choice .
Kroger near me in Orchard Park is horrific. Always out of items I need and never organized and all but dirty. The floor is disgusting. Only reason anyone shops there is pure convenience and believe me Kroger takes advantage of that! This new store needs to up its game or it won’t fly..and look out for shop lifters..Walmart had Dunwoody on site all day every day!
Not sure Dunwoody needs a third Kroger. Already have the Kosher Kroger (Orchard Park) and the Ghetto Kroger (Georgetown). I never go to the KK but will often go to the GK for a quick shop to get a few items. The cashiers there are really nice but that's about it - the customer service desk is an absolute joke. It doesn't even open when the store does.
Dunwoody also doesn't need 6 Publix stores within a few miles but they're there.
I was hoping for Sprouts, but Kroger here would be less of a drive to SandySprings.
I have 4,000 shares of Kroger and have told its CFO to clean up its stores which the Atlanta manager has told me all stores would be kept clean. The next time I used the Orchard Park store it was still dirty . Likely its managers and employees had poor potty training
Let’s hope they make it like the Hilton Head SC Kroger. That one is the absolute best!
I'm sure the union will be cheering this opening. A space that large will allow union employees plenty room to stand around in clusters. And the same people who shoplifted Walmart will reappear at Kroger.

Kroger is the Top Ramen of grocery stores. Cheap, nasty but available in a pinch. Stores are not clean, employess not helpful, meats and produce are poor quality. Half the time the bakery is empty because they have no bakers show up to cook stuff. Forcing people to self checkoit is wrong.. Team Publix all the way

They need to do something with that abandoned Kroger in Lindbergh quick. It’s turning into a neighborhood eyesore. A few months ago I parked my car there on a Wednesday and came back on Sunday to find my windows shattered. They stole my laptop, iPad and a bag with $400 cash.
Hopefully it will be kept much cleaner than the Orchard Park store and with better lighting. It's like shopping by candlelight there. Forces me to travel further to go to Publix.

That’s a shame! When you park your car in an abandoned store’s parking lot and leave cash and electronics inside, you should feel safe knowing no one would possibly steal anything. You should really be able to leave the doors unlocked and the windows open. Shame, shame.

I can only dream of a Wegman's coming to our area one day. I have been disappointed in the Orchard Park Kroger for about 10 years. The ONLY reason I shop there occasionally is for convenience.

There is a Publix right across the street and a target, Publix, another Publix and another Kroger and Costco all within a 5 mile radius of this proposed Kroger. Somebody is going to go out of business…… unless something like 500 new housing units are built on Ashford Dunwoody. It’s kinda too much!
I have an opposite experience . I had expired products, rothing eggs, preparing food without gloves and so on at Publix.
I had very unpleasant experience at Publix with expired product, rotted eggs , hair in the ready to eat food prepared at Delli

I live in the Perimeter area and when I shop Kroger, it's the one at Toco Hills shopping center. We all have our reasons for where we shop. At night, safety at the Publix at Hammond is questionable. I can't imagine opening a Kroger where one of the reasons Walmart failed was crime. But I do hear neighbors saying this Kroger will be like one in Athens and even carry clothing. I would not go there after dark. The Walmart in Cumming is great.
I would love for Kroger to open up at that location. I’m over Publix being everywhere and have shopped at Kroger for over 50+ years. I grew up when Kroger was the grocery store to shop it. All stores have issues but I welcome it’s move.
