[EXCLUSIVE] Chastain Market Secures New Leases, Eyes Restaurant Replacement

Changes are coming to Chastain Market in Chastain Park.  The center - located at 4600 Roswell Road - will soon welcome at least three new tenants with more on the way.  The center, formerly known as Gateway Chastain, was acquired by two local real estate firms in early 2022 who changed both the center's name and quietly, its fortunes.  

Trader Joe's and its November 2024 opening in a portion of the former Sprouts Farmers Market space was the biggest change.   A little more than a year later, Books A Million (BAM) opened in the remaining portion of the former Sprouts.

ToNeTo Atlanta exclusively reported in October that Three Dollar Cafe plans to relocate from its current freestanding building along Roswell Road to the former Snooze space within Chastain Market, a larger and newer freestanding building behind CVS.  

In addition to Three Dollar Cafe, which we are told should open in March, ToNeTo Atlanta has confirmed that Mattress Lux and Learning Express are also opening in the center.  

Mattress Lux, a local mattress retailer, will open in about half of the former Tupelo Honey Cafe space.  Tupelo closed in May 2023 and later opened a new location in Gainesville.  This would mark the second location for Mattress Lux, joining their existing outpost on Cobb Parkway in Kennesaw.  The nearly 7,000 square foot former Tupelo space was, given its size, reportedly challenging to backfill with another restaurant, so ownership opted to split the space, creating a smaller, likely more appealing restaurant space, albeit now without a lot of restaurant infrastructure.  

Learning Express, currently located in the Fresh Market-anchored Roswell-Wieuca shopping center, will move to the former Windsor Eye Care space near Corks & Caps.  Whereas the current Learning Express is 4,600 square feet, the new store will be about 1,900 square feet, likely better sized for today's consumer needs and shopping habits.  Signage at the existing location indicates that the new store is expected to open May 1.   

In addition to the balance of the former Tupelo space, Buttermilk Sky Pie Shop closed at the end of January after ten years in business, leaving its 1,571 square foot space available, too.

I went to that development a couple of years ago. The parking layout is so idiotic that I will never go back unless my life depends on it.
