Bits & Bites - Commercial Real Estate News Atlanta

MOD Pizza, already with seven locations open in Georgia and an eighth coming soon, has secured a lease on its ninth!  The new MOD will open in an outparcel of Cumming Marketplace where it will occupy a 2,800 square foot space in a building that also includes an existing Starbucks.  Seattle-based MOD entered the metro Atlanta market in 2017 with an outpost at Kennesaw Marketplace in Kennesaw.  In the years since, the quick serve pizza franchise has opened additional Atlanta area locations in Dawsonville, Sandy Springs, Chamblee, East Cobb and Decatur, as well as a location in Augusta.  An eighth location is expected to open later this year at the new Fuqua Development project The Exchange @ Gwinnett in Buford.

Costco will open their newest Atlanta area store Thursday March 11 at 1715 Charles Hardy Parkway in Dallas.  The new store marks the Issaquah, Washington-based chain's 12th standard warehouse in Georgia.  Costco also operates a Business Center in Morrow.  The company's most recent store to have opened in Georgia was its store in Sharpsburg, near Peachtree City, which opened August 22, 2019.  And before you ask, no, there is sadly still no news on the status of the would-be Costco at North DeKalb Mall

Ageless Arts Tattoo is now open in the Dallas/West Cobb area at 4075 Charles Hardy Parkway.  Opened by veteran artist Richard Nunnally shortly after the new year, Ageless Arts offers custom tattooing in a newly renovated, safe, and sterile environment.

Yogurtland has now closed both its Brookhaven (TOWN Brookhaven) and Buckhead (West Paces Ferry shopping center) franchises leaving only the Peachtree Corners location at The Forum in metro Atlanta.  A store in Peachtree City closed years ago.

Chase Bank has opened at the lobby level of the ICON Buckhead apartment high-rise, and in a related move, closed their branch at the Disco Kroger shopping center in Buckhead.

Fresh to Order (F2o) has reopened at the lobby level of the Sovereign building in Buckhead after being closed since last spring.

Walgreens has closed their longstanding store at Brookhaven Plaza on Peachtree Road in Brookhaven.  The former Eckerd turned RiteAid occupies a roughly 8,600 square foot store in the Total Wine-anchored shopping center.  The store seemed duplicative with a newer, larger drive-thru equipped Walgreens across the street, but it was kept open due reportedly incredibly high sales.  It's unclear what now prompted the decision to close the store, but its space could now be paired with the adjacent 28,000 square foot former Stein Mart beside it to appeal to a potential anchor in need of additional space.

A new Bojangles' is coming soon to 3835 Appalachian Highway in Blue Ridge.

Subway has closed at Phipps Plaza in Buckhead.  Rock's Chicken, Johnny Rockets, Moe's Southwest Grill and one floor below, Earl of Sandwich, are now the center's only "food court" options.

A new ground-up Goodwill thrift store and career center is under construction at 2160 Metropolitan Parkway in southwest Atlanta.  Goodwill of North Georgia is spending north of $3.4 million to construct the nearly 35,000 square foot facility, according to permits filed with the City of Atlanta.  The new store is expected to open later this fall.  Headquartered near Decatur, Goodwill of North Georgia currently operates more than 60 thrift store and donation centers.

Dollar General's new concept store Popshelf has secured leases for several additional stores in Georgia.  The chain - marketed towards higher income female customers - was launched last fall with two stores in Nashville.  The premise of the store is similar to the hugely successful Five Below, where the majority of the store's merchandise is priced at $5 or less.  In January, the company opened stores in Georgia in McDonough and Austell.  New stores are now slated to open soon in Conyers (Conyers Commons), Loganville (North Logan Commons) and Cumming (1505 Marketplace Boulevard), where it will open in place of a former freestanding Pier 1 [Imports].

Popeyes has several new locations coming soon to Georgia including those planned for  8616 Dallas-Acworth Highway in Acworth, 6185 Jonesboro Road in Morrow, and 5819 Campbellton Road in southwest Atlanta.

The Church's Chicken at 1405 Moreland Avenue in southeast Atlanta has "closed 4 remodel" but there are no permits on file with the City of Atlanta and no indication that  the freestanding drive-thru restaurant will reopen.

A new restaurant called Spice House is coming soon to former US CafĂ© at The Peninsula at Buckhead apartment complex along Piedmont Road near the Lindbergh MARTA station.  The Caribbean-themed eatery has existing locations in Lithonia, Cascade and on 14th Street in Home Park.  The new Spice House is currently on track to open in early April, according to employees at the restaurant's Home Park outpost.

I liked US Cafe when I was near that area. But any restaurant whose parking often requires you to park at The Home Depot, is going to have a tough time. And the visibility from the street is poor.

Does anyone remember when Phipps had a very nice food court on the upper level? I still believe Lego land belonged somewhere in the suburbs.

Is Spice House the same restaurant that has locations on Cascade & in Lithonia?

Is the new Costco a business center store? Doesn’t say so, but the reference to the morrow store implies that it is?

@Anon RE: Costco

Sorry for any confusion. The new Dallas store will be a traditional Costco Wholesale Club.

Thanks for your comments and readership. I appreciate them both!

@Anon RE: Spice House,

Yes, the new Buckhead area Spice House is the same as the restaurant with locations in Cascade and Lithonia and also on 14th Street in Home Park.
