[Bits & Bites] Commercial Real Estate News in Metro Atlanta

PERC Coffee plans to go permanent after a successful pop-up in Atlanta.  Sources close to the coffee shop tell ToNeTo Atlanta that PERC has leased the former Cacao [Chocolate] Cafe at 1046 North Highland Avenue and plans to open in the coming months.  Cacao closed in the 1,300 square foot space this past May as the pandemic raged.  Savannah-based PERC has an existing Atlanta area cafĂ© at Hosea + 2nd in East Lake, and in January "popped-up" at chef Joey Ward's Poncey-Highland restaurant Southern Belle while the eatery was on a temporary hiatus.  A third Atlanta area location of Doughnut Dollies is on tap to join PERC in Virginia Highland when they open at 1002 Virginia Avenue (formerly Dtox) later this Spring.  

A new location of Twisted Kitchen is coming soon to Smyrna.  The locally owned restaurant where everything is "always 100% twistalicious," is slated to open at the Sprouts Farmers Market-anchored Olde Ivy Village at the intersection of South Cobb Drive and East West Connector.  The new 2,400 square foot restaurant is opening in place of Uncle Maddio's Pizza which closed last August after about five years in business.  Twisted Kitchen is a create-your-own fast casual eatery that offers a variety of customizeable salads, pastas and wraps.  There are existing Twisted Kitchen locations on Barrett Parkway in Kennesaw and on Spring Street in Midtown.  

Crumbl Cookies will soon open their fourth Atlanta area location.  Already with outposts in Alpharetta, Cumming and Marietta, the new Crumbl will open at Kennesaw Marketplace in Kennesaw.  In the Whole Foods Market-anchored center, Crumbl is opening in a 1,650 square foot space previously home to Menchie's Frozen Yogurt that opened with the center in 2016, but closed last year.  Additional Atlanta area Crumbl Cookies locations are reportedly in the works.   

Chipotle Mexican Grill will soon open a new location in Covington.  The quick-serve Mexican food chain has signed a 10 year lease at Newton Plaza, a 269,773-square-foot shopping center at 3106 US-278  in Covington, according to a release from center owner Halpern Enterprises.   The fast-casual Mexican food chain will open in a 2,400 square foot outparcel building previously occupied by rival chain Moe’s Southwest Grill.   

Warby Parker today opened their newest Atlanta area store at Perimeter Mall in Dunwoody.  The second level store, which ToNeTo Atlanta was first to report on in January, marks the third in metro Atlanta for the New York-based chain, joining existing locations at Westside Provisions in West Midtown and Buckhead Village District in Buckhead.  The new Perimeter store features artwork from artist and SCAD alumna Eleanor Davis, and is also the first location in Atlanta to offer eye exams in-store.  

Mexican restaurant Senor Patron plans to open a new location in Alpharetta later this year.  The locally owned restaurant has existing locations in Midtown and Johns Creek with plans for their new location to be in Liberty Village, a small center across from Avalon at the intersection of Westside and Old Milton Parkways.  The new Alpharetta location replaces Tex Mex eatery Chuy's, which opened in late 2017 but closed last spring as the coronavirus wreaked havoc on restaurants.  The new location will be the group's largest at 7,000 square feet compared to 3,638 square feet in Midtown and 5,089 square feet in Johns Creek.  

A former Rite Aid (Eckerd) at 891 Ponce de Leon Avenue in Atlanta was recently demolished to make away for a new Chase Bank.  ToNeTo Atlanta first reported on the plans for the new bank in 2019, but the site development seemingly stalled for months as COVID-19 threatened both existing and upcoming businesses.  Real estate sources tell ToNeTo Atlanta that the new branch should open later this year.  

Scoville Hot Chicken has opened their new Buckhead location.  ToNeTo Atlanta exclusively reported on the budding chicken chain's plans to open in Buckhead February 21.  The new Buckhead outpost opened Thursday March 11, and is located behind NaanStop at 3420 Piedmont Road in the space most recently home to Lovies BBQ.

Somebody needs to explain why banks continue to build big brick-and-mortar branches in this online age. There is another one near Decatur at Church St & N Decatur Rd.

Chuy’s had horrible service well before the pandemic. The pandemic is a convenient excuse but they weren’t going to last with how badly it was run.

So glad Scoville is now open in Buckhead. Now I don't have to drive all the way to Sandy Springs.
