[CLOSURE ALERT] Shane's Rib Shack Shutters Suburban Site, Shopping Center Secures Superica, More Planned

Shane's Rib Shack at Perimeter Place in Dunwoody has closed.  The restaurant, which opened with the center in 2006, occupied a high visibility location along Perimeter Center West in the Super Target-anchored center.  Specifically, Shane's was situated in a 2,600 square foot space between Chipotle and the former Your Pie which previously closed.

The closure of Shane's at Perimeter Place (recently renamed Ashford Lane), marks the third and last former Raving Brands concept to have closed in the project.  Doc Green's, a salad concept, closed its 2,400 square foot restaurant in 2013, while Boneheads, a seafood-centered eatery, lasted until the end of 2018 in their 2,800 square foot space.  

DaVia, an Italian eatery, and later Sweet Tuna, a poke eatery, each opened in the former Doc Green's space, but both have since closed.  The Hummus & Pita Co., a New York-based Mediterranean franchise, opened this past November in the former Boneheads.  

Despite the closure, there are still several dozen Shane's locations in Georgia, although nearly all of them are OTP or way OTP.  Signage at the Dunwoody location directs would-be patrons to the Shane's on Cobb Parkway near the AMC Theatres-anchored Parkway Point shopping center and another on Peachtree Industrial Boulevard in Norcross.  In total there are 42 Shane's in Georgia and 60 spread across nine mostly southern states.  

In years past, other Shane's locations have closed on Due West Road in Marietta, Old Milton Parkway in Alpharetta, Peachtree Parkway in Suwanee, Roswell Road in Buckhead, Lake Joy Road in Kathleen, and in the food court at Town Center at Cobb in Kennesaw, among others.  

Leasing materials for the Dunwoody project indicate that plans call for the former Cheeseburger in Paradise, former Carrabba's and current Outback Steakhouse to each be split in two for future "food & beverage" uses.  The six proposed suites would range in size from about 2,800 to 3,600 square feet with each having its own patio, too.  That said, it was revealed last month that Superica, Chef Ford Fry's popular Tex-Mex eatery, will open in the project in summer 2022 in a "more than 6,000 square foot space" which based on stated sizes of the available space, would mean it will occupy all of the former Cheeseburger in Paradise, a 6,442 square foot space.  

Superica will open alongside "The Lawn," a stretch of the center currently designed for vehicle traffic that is being reconfigured as greenspace. 

"The Lawn will serve as the Ashford Lane's signature public space for dining al fresco at chef-driven restaurants, getting cozy with friends around a fire pit, or taking a break to listen to an acoustic guitar under a shady tree. The Lawn is poised to create a vibrant, street-level energy like no other in Atlanta's Perimeter Center." 

The Lawn is currently expected to debut in Spring 2022.

Property ownership also plans to convert the former roughly 17,000 square foot Henredon furniture store into "The Hall," a nine stall food hall and bar.  There have been no announcements as to what chefs or concepts will open in the food hall, but materials promoting the venue continue to claim it will open later this summer.

What is the draw that a food hall offers over a mall food court? Sure, hopefully a food hall will offer higher quality. But parking and walking is still a big issue. That center is woefully skimpy on parking. No table service, no ambiance, no quiet nooks to sit and enjoy a meal away from the noise and commotion. Good luck!

OTP = "Outside The Perimeter" The opposite is also referred to as "ITP", or Inside The Perimeter.

There's literally a 3 story parking deck less than 5 minutes walking from this new "Lawn" and the massive/always empty Target lot behind it. If you're used to being able to park your gas guzzler at the door of a suburban chain restaurant then no, this isn't for you, but I don't see having to walk a few paces from the car to enjoy quality food in a nice outdoor ambiance as a death knell. This will feel like many of the recent downtown redevelopments (Roswell, Alpharetta, Smyrna) where you park in the back and walk around to a nice streetscape out front. We need more of this in the Atlanta burbs!

It was just announced that this project is stalled due to covid related material delays. Probably opening Summer/Fall 2022.

I will miss Shane's. Easy barbecue with lunch specials. All other locations are too far to drive.

Seems like all the Shane's north of the perimeter are closing or closed. This one in Dunwoody and previously the two that were in Alpharetta. The last time I passed by the one in Hickory Flat, it looked like it was about closed up.
