The Oceanaire Seafood Room has closed its only location in Atlanta. The upscale seafood eatery was located on the street level of the 1100 Peachtree office building in the heart of Midtown Atlanta.
The restaurant held court in the popular Midtown highrise for more than twenty years.
The Oceanaire is owned by Houston-based Landry's, Inc., a holding company controlled by billionaire restaurateur Tilman Fertitta. Landry's owns more than two dozen restaurant concepts including Chart House, Del Frisco's, The Palm, Bubba Gump Shrimp Company, McCormick & Schmick's Seafood & Steaks, Morton's The Steakhouse, Rainforest Cafe and Houlihan's.
The closure of The Oceanaire follows the recent closures of McCormick & Schmick's in Dunwoody (2018), Del Frisco's Grille in Buckhead (2023), and Del Frisco's Double Eagle in Dunwoody (2024).
The Oceanaire space however will not stay vacant for long and is staying in the Landry's family too! According to a permit filed with the City of Atlanta Thursday, Dos Caminos, an upscale Mexican restaurant will open in the space. The permit indicates that the company plans to spend more than $1.5 million renovating the roughly 7,600 square foot space.
Landry's plans to remove an old private dining room from the Oceanaire space and replace it with an expansive patio with sliding enclosures, according to a source familiar with the renovation plans.
The Mexican restaurant joined the Landry's family of concepts in late 2016 when Fertitta purchased Dos Caminos along with its New York-based parent company, BR Guest Hospitality.
Dos Caminos, Spanish for "two roads" or "two paths," currently has five locations including three in New York, one in Atlantic City, New Jersey and one in Charlotte that opened last March.
The restaurant features a menu reminiscent of Rosa Mexicano, the popular upscale Mexican restaurant that closed at Atlantic Station in late 2017 after about twelve years in business.
Menu highlights include a Skirt Steak Asada ( 8 oz tampiqueña marinated skirt steak, tomato chipotle salsita, borracho beans, queso blanco & chimichurri) and Mole Short Ribs (slow roasted short ribs, mole negro, Spanish rice and pico de gallo).
Pending permitting, delays and typical City of Atlanta red tape, plans call for Dos Caminos to open in early 2026.

I figured The Oceanaire was on life support. Sharing a block with the classy establishments like STK and Sugar Factory, it didn't quite fit in.

Oceanaire was, AT BEST, the worst restaurant in the world.
