[ALERT] Arby's Abruptly Closes Two More Atlanta Area Locations

Another day, another (two) Arby's closures in metro Atlanta.  This time, it's the Arby's at 2161 Roswell Road in East Cobb and at 2365 Pleasant Hill Road in Duluth.  ToNeTo Atlanta readers suggest that the restaurants closed quietly in recent days without prior notice to guests.  Signage has already been removed from both restaurants.

Cobb County tax records indicate that the 2,738 square foot freestanding building on Roswell Road sits on about a half acre and was built in 1985.  The restaurant is located in an outparcel of East Lake shopping center between a longstanding Taco Bell and a Starbucks that opened in May 2023.  Amazingly, the restaurant was inspected by the Department of Public Health on January 15 and received a score of 96%, a decrease from the perfect score of 100% that the restaurant had received in 2025 and 2024, according to its published report.

The Gwinnett County restaurant sits on .96 acres, was built in 1996 and is 2,938 square feet, according to county records.

Both the East Cobb and Duluth restaurants were previously owned by RTM Georgia, once an operator of roughly 800 Arby's restaurants and the largest franchisee of the brand.  Tax records indicate that both units were most recently owned and operated by Arby's corporate via Arby's Properties, LLC.

Arby's, owned by Sandy Springs-based Inspire Brands, has seen several metro Atlanta units close in recent years, including those in Roswell, Alpharetta, Albany, Milton, Buford, Chamblee, Sandy Springs, downtown Atlanta, Buckhead (Chastain Park), and Suwanee.

The latest closures come on the heels of closures in Marietta along Cobb Parkway this past November, and in Chamblee along Peachtree Boulevard this past December.

In years past, Arby's have also closed on Spring Street in Midtown, Vaughn Road in Kennesaw, South Cobb Drive in Smyrna, Metropolitan Parkway in Atlanta, and LaVista Road in Tucker, as well as food court locations in Northlake Mall in Tucker and Lenox Square in Buckhead, among others.

ToNeTo Atlanta reported in October 2024 that Arby's closed its longstanding restaurant on Roswell and Wieuca Roads in Chastain Park.  This past June, we reported that a new location of Fifth Third Bank is planned in its place.

Despite all the closures, the company and its franchisees continue to operate about 3,400 restaurants worldwide.

Remaining Atlanta area units include those on North Druid Hills Road, Sidney Marcus Boulevard, and Howell Mill Road in Atlanta, and Hammond Drive in Sandy Springs.

Are you surprised to see Arby's close in East Cobb and Duluth?  What would you like to see open in place of shuttered Arby's?  What is your favorite quick-serve restaurant (QSR)?

Please share your thoughts below.

WE HAVE THE BEEF is gone.

Sorry to see this and others close. Visted this and the other store that is East of this location many times.

No issues with the staff, food or cleanliness of the location.

I guess RTM has exited the quick serve business.

Good luck to the staff in landing an new job.

There's still an Arby's on South Cobb Drive in Smyrna. It's near the corner of South Cobb and Highlands Parkway and about 1/4 mile north of 285.

There’s also a Krystal on south cobb drive right by the Arby’s. They serve slider type burgers and fries

There’s also a McDonalds on South Cobb Drive. They sell food and drinks.

FAFO Arby's!!! Glad to see it disappear as it is a major funder of MAGA and the Christian right. Look it up if you give two cents.....

When I get off my shift at the Amazon warehouse, I now have one less place to buy an ultra processed, overpriced, squished-flat sandwich. Maybe I can find a What? A Burger? in some other armpit of Gwinnett county to suit my needs.

Across from the Arby’s and Krystal’s and Macdonalds on south cobb drive there’s a chicken restaurant called Zaxbys. They serve chicken fingers wings and sandwiches. When I eat there I find myself happy and content

When RTM owned Arby's, closures were never this often. Why did they decide to sell?
