Pea Ridge Kitchen+Bar is for sale. The restaurant, located at 2607 Lawrenceville Highway, just north of McLendon Drive, carries a Decatur address. Pea Ridge occupies a freestanding 2,200 square foot building with inside seating for 62, bar seating for 12 and a patio that seats another 12 guests.
The listing indicates monthly "all in" rent is $3,500 with term remaining on the lease and an option to renew.
Business partners Brian Hogan, formerly of Shorty’s Pizza in Tucker, and Patrick Dunn, formerly of Leon's Full Service in Decatur, first opened Pea Ridge in 2015 in place of what had been Country Cafe. According to his LinkedIn, Executive Chef/General Manager Aaron Zarczynski joined the restaurant in late 2021 and along with his wife Lindsay, who serves as the restaurant's Creative Director," currently own the restaurant.
According to the listing, books and records will be made available during due diligence. The restaurant reportedly has a staff of just 6 but is marketed as "Fully Equipped Staffed Turnkey."
No reason is provided for the sale offering.
Would-be buyers (of the business only, not the real estate) are invited for $225,000 to keep the business as is or convert it to another concept.

Pea Ridge was one of our favorites. JP and the crew at the time were flawless and the food was top tier. While we like the new owner and the service is still awkwardly “fine,” the quality of the food, drinks, and atmosphere has suffered. The last time we went, the homemade chips had been replaced with chips out of a Costco bag and side plates/cups had been replaced with plastic versions.
It has potential if the new owner can get back to the fundamentals.
What kind of chips are in a Costco bag?

None. Everyone will complain about any choice made. Everyone hates everything.
Two thoughts: 1) A better version of Pea Ridge would work - it's a neighborhood crowd looking to be fed with good comfort food. Not looking for trendy or upscale. 2) A local produce place like David's on LaVista. The food shopping choices around there are sparse unless you trek to DFM. Easy in/out access to this location so it's a great spot for something new.
In my opinion, the space is too small for a sit down restaurant. I always feel like I am back to back with another table or being bumped by staff while I am eating. Maybe a quick counter-service/take-out home cooking joint?
Local produce, no thanks. Davids is close enough and theres another one a few miles away in Tucker. Plus publix is a mile away, sprouts 2 and Kroger 3. DFM is about 3 miles away too, what are you walking? LOL. But seriously choice number 1 is kinda what it used to be, something like Meltons App and Tap, but Im not sure if its sustainable since the first owners got out of it.
