[EXCLUSIVE] Southern Pivot Proves Unsuccessful With Magnolia's Kitchen Set to Close in Sandy Springs

After just a few months in business, Magnolia's Kitchen & Cocktails is closing in Sandy Springs.  The restaurant is located at The Prado (5600 Roswell Road #230), just inside the perimeter.  

Magnolia's opened July 10 and replaced Under the Cork Tree, which occupied the space for nearly ten years before closing July 9.     

Restaurant ownership informed staff Tuesday that they will be closing permanently at the end of normal business on December 28. 

Magnolia's, like Under the Cork Tree, is owned by Succulent Hospitality, a local restaurant group founded by Jason Sheetz and William Sigley.  When Under the Cork Tree opened in January 2016, it replaced Joli Kobe, which had held court in the center for nearly three decades. Whereas Under the Cork Tree featured a primarily tapas menu with flavors from Spain, Portugal, Morocco, Italy, Greece, North Africa, and Israel, Magnolia's focused on southern and American fare.   

Magnolia's, which drew inspiration from the popular Magnolias on East Bay Street in Charleston as well as South City Kitchen in Atlanta, featured a menu centered on southern classics like fried chicken, shrimp & grits, and a double stack cheeseburger.  

The change in concept was meant to bring new life to the restaurant but it simply never caught on.  

The restaurant is currently listed for sale by Steve Josovitz of local brokerage The Shumacher Group.  According to the listing, seven years remain on the existing lease with the landlord (NADG) reportedly willing to extend terms to any approved concept.  The roughly 5,000 square foot space comes with monthly "all in" rent of $14,000.  

The restaurant is priced at $225,000 with owner financing options.  

In addition to Magnolia's, Sheetz and Sigley operate Prime 120 Steakhouse and Roberto's Deluxe Oysters & Seafood in Woodstock.  (The duo also previously operated Hammocks Trading Company several miles north on Roswell Road, but closed it in July 2022.)  

Succulent plans to introduce several new concepts to Woodstock's Adair Park in the coming months, including Oishii, a sushi restaurant, and Kung Fu Bar, a Tokyo nightclub-themed bar.  Sheetz tells ToNeTo Atlanta that the group plans to open at least three other concepts in the project over the next eighteen months or so.

A REAL Dutch Indonesian Restaurant featuring Rijsttafel. Nothing like it in Atlanta !!!

The Prado is a total fustercluck with its layout and parking. And Target doesn't help the appeal. Colonial Kitchen is the only place that has decent, viable parking, but every time I've been there, it has been empty, so I have to wonder if it will stick around.
This new modern style of layout, coupled with failed "mixed use" crap is doing nothing to help business.
