[EXCLUSIVE] Metro Atlanta Will Soon Be Without Any W Hotels

The W Atlanta - Downtown which opened in 2009, will in 2026 be reflagged, leaving Atlanta, once home to four W Hotels, with zero.  The 237-room hotel opened in the aftermath of the Great Recession and faced foreclosure in 2010.

[EXCLUSIVE] Macy's at Northlake Mall to Close, Nearby Neighbor Reportedly Looking to Move In

Macy's announced plans in February to close 150 stores over the next three years.  At the time, the struggling retailer did not reveal where any of the closures would occur but did indicate that the first 50 closures would happen in 2024.  In a move that seemed to confirm its fate, the company quietly listed its store and land at Northlake Mall for sale in May.

[UPDATE] Treatment Center Purchases Former Hampton Inn and Rusty Nail: Dive Bar Demolished

The Hampton Inn at 1975 North Druid Hills Road, an area landmark for more than three decades, abruptly closed in late March.  The 111 key hotel was reportedly stripped of its "flag" with signage at the hotel suggesting it was undergoing renovations and would reopen soon.  Information released recently confirms that the hotel had posted signage that was entirely misleading.

[EXCLUSIVE] Ben Carter Enterprises Planning New Outlet Center in Newnan

Atlanta developer Ben Carter Enterprises is looking to build something that has not been built in the area in more than a decade: a new outlet mall!  Plans reviewed by ToNeTo Atlanta confirm that Ben Carter Enterprises (BCE), the firm originally behind the project today known as Buckhead Village District, is looking to build a new outdoor outlet mall just off I-85, along Poplar Road and Newnan Crossing Bypass in Newnan in Coweta County.

The owners of Buckhead Village District earlier this week released several updates and statistics related to the property's recent performance and recent and upcoming additions.  Following Jamestown's acquisition of the beleaguered property in 2019, the company hosted a town hall-style discussion during which the community gave feedback on their wishes for the project.

The owners of Slope's BBQ on Johnson Ferry Road in Sandy Springs have ditched the Slope's franchise and rebranded.  "We are excited to let our friends and the Sandy Springs community know that after 20 years of serving southern BBQ, today we are rebranding to McDaniel’s Qn2!" The new restaurant reportedly features the same great BBQ, sides, and friendly faces, with the new name the biggest "change."   "Our new name embodies the key elements of our restaurant: Andy & Glenn [McDaniel's] ⭐️BBQ [Q] ⭐️2 [most menu items include two sides]"  The McDaniel brothers also operate the Slope's BBQ in Alpharetta which which for the time being remains unchanged.

[UPDATE] Asana Partners Puts Several Prized Properties Up For Sale

Asana Partners, one of the largest owners of properties and shopping centers within intown Atlanta, is putting three of its assets up for sale.  The Charlotte-based firm, whose local holdings include Krog Street Market and Midtown Promenade, has hired CBRE's National Retail Partners-Southeast to market Plaza on Ponce, Morningside Village and Glenwood Park for sale.  The firm is also marketing another Asana asset, Edgehill Village, in Nashville's Edgehill neighborhood, not far from Music Row.   The sales listing indicates that "ownership will accept offers on an individual property and/or portfolio basis."

[EXCLUSIVE] North American Properties to Acquire The Forum on Peachtree Parkway

The Forum on Peachtree Parkway will soon have a new owner.  Several real estate sources tell ToNeTo Atlanta that North American Properties (NAP) is expected to close on the purchase of The Forum today (March 18).  The property, developed by Stan Thomas and his Thomas Enterprises, opened in two phases between 2002 and 2006 and spans nearly 500,000 square feet over more than 53 acres.  The Forum is currently home to anchors such as Belk, Barnes & Noble, Trader Joe's, Pottery Barn, DSW, and HomeGoods, as well as countless small shops and eateries.

[SOLD] Park Place Purchased by Active Property Player

Park Place in Dunwoody has been sold.  Coro Realty Advisors, which purchased the 82,097 square foot retail property in 2009, sold it on December 9 to EDENS for an undisclosed sum.  Located at 4505 Ashford Dunwoody Road, Park Place sits on 13.5 acres and is located directly across from Perimeter Mall at the intersection of Ashford Dunwoody Road and Perimeter Center West.

Bits & Bites

After months of delays of various kinds, Fire Hen is now open in Buckhead Village.  The restaurant, located at the corner of Cains Hills Place and Irby Avenue adjacent to Woody's CheeseSteaks, serves a variety of items including rotisserie chicken, vegetable and meat hand pies, as well as assorted sides and desserts.

[ALERT] HUGE New Mixed Use Development Proposed to Replace Tin Roof Cantina, Cafe Bombay

A Miami real estate firm is proposing a huge redevelopment near the North Druid Hills Road Target.  Related Group has submitted plans to the City of Brookhaven to not only have the nearly seven acre property annexed into Brookhaven, but to also have it rezoned for several developments.  Related wants to replace Briarcliff Station, a dated shopping center home to popular Indian eatery Cafe Bombay among others, Tin Roof Cantina, an auto care business and a former car wash, with  "Manor Druid Hills," which would bring several new residential and commercial uses to the property.

[EXCLUSIVE] New Plan Emerges at Former Doraville Kmart

The former Doraville Kmart site has new owners who are pitching a new redevelopment plan.  Previously known as "Nexus," new ownership has rechristened the project "Lotus Grove," with plans to add restaurants, retail, hotel, and multifamily housing, among other things, to the site.  Kmart, which opened along Buford Highway in 1971, closed its store in 2010.  Since then, there have been several ideas floated about a possible redevelopment of the 13.5 acre site.

[LEAKED] Phipps Plaza "Scores" Pinstripes Bowling Concept, Food Hall Canned

Redevelopment of the former Belk is well underway at Buckhead's Phipps Plaza and in addition to the previously announced fitness, office and hotel components, a bowling venue will also be part of the project.  Michelle Smart, Vice President of Leasing at Simon Property Group, shared the news Tuesday evening at Davio's at Phipps Plaza, where she was the guest speaker for a YARA (Young Atlanta Retail Alliance) meeting.

The reinvention of a largely abandoned Roswell area shopping center is well underway.  A new ROSS Dress For Less opened this past Saturday and will this Thursday be followed by the opening of a new Marshalls.  The two stores share a former Publix Super Market space in Roswell Village shopping center.

[ALERT] Williamsburg Village Shopping Center Sold, Redevelopment Likely

A local investment firm has purchased Williamsburg Village shopping center with plans to redevelop it, potentially into a mixed-use project.  The center, which dates from the mid-60s, is located at the corner of Clairmont and Briarcliff Roads, just off I-85 in unincorporated DeKalb County. Not included in the sale were the freestanding Popeyes restaurant at the corner of Briarcliff & Clairmont or the Audubon Briarcliff apartment community, located along the backside of the property.

Bits & Bites

This past Friday, October 26, Pita Street Food celebrated the opening of their newest location in metro Atlanta in Alpharetta on Windward Parkway. The Peachtree City-based quick-serve Mediterranean restaurant now has over a dozen restaurants open around Georgia, one open in Greenville, South Carolina, and upcoming locations in both Montgomery and Auburn, Alabama.  In metro Atlanta, Pita Mediterranean Street Food will also open adjacent to Blaze Pizza in Emory Commons at the corner of Clairmont and North Decatur Roads.  Pita will open in the 1,550 square foot space left from the former Evans Fine Foods.  The space was originally expected to open as a Starbucks.
