[EXCLUSIVE] Buckhead Hotel Being Converted into Furnished Apartments

The Residence Inn by Marriott in Buckhead has closed.  According to Fulton County records, the 136 room extended stay hotel first opened in 1987 and spanned roughly 4.2 acres.  According to a source close to the hotel, the property quietly closed at the end of July but only this week was the hotel removed for bookings from the Marriott website and exterior signage removed.

[UPDATE] Dunwoody Bank Redevelopment Could Now Include a Portillo's

A stalled project across from Perimeter Mall in Dunwoody is on again, with another round of tweaks and a new restaurant, too!  The redevelopment - 84 Perimeter Center East - is now scheduled to bring new retail, age-restricted apartments, and a drive-through restaurant.

[UPDATE] Developers Break Ground on New Mixed Use Development Near Sagamore Hills

Those traveling the busy intersection of Briarcliff and Clairmont Roads in recent days were greeted with a vastly different landscape.  Following the dismantling and removal of a landmark billboard at the corner weeks ago, a series of largely abandoned structures were in recent days demolished to make way for a new mixed-use development.  "Lumen Briarcliff" will rise on the roughly 3.85 acre site (3070 Briarcliff Road) and will bring with it hundreds of "luxury" apartments as well as new retail space.

[UPDATE] Housing Development Moving Forward Near Buckhead's Blue Heron Nature Preserve

A Chastain Park area neighborhood will soon lose hundreds of old growth trees and a bamboo forest.  The mass clear-cutting to make way for eleven new homes will take place at 1 Emma Lane, where one large but abandoned home currently sits.  ToNeTo Atlanta first reported on the planned development last February, at which time local developer Monte Hewett was behind the planned redevelopment.  More than a year later, Hewett seemingly is out of the picture with United Development, a different developer, now billing the project as "Blue Heron Walk."

[UPDATE] Rosati's Has Closed in Chastain Park, Condos to Replace it?

Rosati's Chicago Pizza has closed its outpost on Wieuca Road near Chastain Park.  The restaurant, which occupied a oft-changing roughly 3,000 square foot building at 4629 Wieuca Road, closed as of January 31, according to signage at the restaurant.  Local operator Matt Smith originally opened the Chastain area Rosati's in May 2017.  A Cumming location on Peachtree Parkway near The Collection at Forsyth remains open.  There are reportedly no plans to reopen the Chastain location elsewhere in the area.

[UPDATE] New Kroger Inches Towards Construction in East Cobb, Plans Surface for More Fuel

After nearly four year years of planning and delays, a new Kroger is one step closer to reality in East Cobb.  Plans for the new store, which will anchor MarketPlace Terrell Mill at the northwest corner of Terrell Mill and Powers Ferry Roads, were first made public in late 2017 when developers indicated the grocer would be 113,000 square feet and include a fuel center, too.

[HELP!] High Density Housing Development Threatens Beloved Intown Nature Preserve

An Atlanta-based developer is seeking to rezone more than seven acres on one north Buckhead street into what community leaders fear would "forever alter the character of the street and set a disturbing precedent for other area neighborhoods."  Monte Hewett Homes would like to construct a total of ten (potentially eleven) homes at 1 Emma Lane, just off Lakemoore Drive, adjacent to the popular Blue Heron Nature Preserve, not far from Chastain Park.

[UPDATE] New Proposal Surfaces for Prized Parcels at Clairmont & Briarcliff Roads

More than a year after one developer walked away from his planned redevelopment of several intown parcels, another firm is proposing an even more absurd project on the same site.  Jay Gipson of The Gipson Company had in 2017 proposed redeveloping a 3.8 acre land assemblage at the corner of Clairmont and Briarcliff Roads into a new RaceTrac, Wendy's and Express Oil Change.  After significant neighborhood opposition and a failed attempt to get the parcels annexed into the City of Brookhaven (from unincorporated DeKalb County), the plans were called off.  Now, Stein Investment Co., LLC wants to develop 264 apartment units and 10,000 square feet of restaurant/retail space on the prized parcels.

[ALERT] HUGE New Mixed Use Development Proposed to Replace Tin Roof Cantina, Cafe Bombay

A Miami real estate firm is proposing a huge redevelopment near the North Druid Hills Road Target.  Related Group has submitted plans to the City of Brookhaven to not only have the nearly seven acre property annexed into Brookhaven, but to also have it rezoned for several developments.  Related wants to replace Briarcliff Station, a dated shopping center home to popular Indian eatery Cafe Bombay among others, Tin Roof Cantina, an auto care business and a former car wash, with  "Manor Druid Hills," which would bring several new residential and commercial uses to the property.

Duluth Trading Co. this past Friday opened its first ever Atlanta area store in Kennesaw.  The new store, which ToNeTo Atlanta first reported was opening this past April, is the chain's 55th location in the nation, and is located at 860 Cobb Place Boulevard, just off Barrett Parkway.

[UPDATE] Developers Hope to Turn Former Friday's Plaza in Doraville into Apartments

Atlantic Realty Partners in partnership with Kaufman Capital Partners is planning to redevelop the shopping center in Doraville once known as Friday's Plaza.  The firms plan to demolish more than two thirds of the mostly vacant nearly 130,000 square foot shopping center and redevelop it as a multifamily project that planning documents recently filed with the City of Doraville suggest will bring at least 300 apartments to the property.

[Failure to Launch] Costco Anchored Decatur Landing Grounded Before Take Off

The redevelopment of North DeKalb Mall (Decatur Landing) is likely headed for another years long delay with word Tuesday that the developer has withdrawn their rezoning application for the property.  Kathryn Zickert, the attorney representing the developer, Sterling Organization, told neighbors that "the project has become too expensive to proceed."

80s Era Sandy Springs Townhomes on Johnson Ferry Road to be Redeveloped

Buckhead-based developer Mesa Capital Partners, LLC  has purchased an 80s era townhome complex in Sandy Springs with plans to redevelop it.   Johnson Ferry Park Townhomes, located on Johnson Ferry Road near Emory Saint Joseph's Hospital, is comprised of 44 units on eight acres.  Property records indicate the community was built in 1981.

Spa Sydell Secures Sizable Space in Buckhead for Return to Where it All Started

Spa Sydell is returning to Buckhead for a third time.  The new spa is slated to open in the ground level retail of the new Modera Buckhead high-rise apartment building. The residential tower - currently under construction - is located at the corner of Pharr and Peachtree Roads adjacent to The Shops Buckhead Atlanta.  Spa Sydell will occupy Suite A, a 5,561 square foot space, according to marketing documents promoting the collective 25,000 square feet of retail space at the 22 story, 425 unit project.

Toll Brothers Proposing New "Student" Housing in Place of Nine Homes Near Emory

Horsham, Pennsylvania-based Toll Brothers Apartment Living, a subsidiary of the parent company that bills itself as “the nation’s leading builder of luxury homes,” is planning a second Atlanta area apartment community not far from its first.  The new development, slated for the corner of Clifton and Briarcliff Roads, would replace nine single family homes with a new multi-family, "student housing" apartment development.

[UPDATE] Residents Looking Forward to North DeKalb Costco, Less Enthusiastic About Apartments, Traffic

The first of what will likely be many community meetings was held last night to discuss upcoming redevelopment plans at North DeKalb Mall.  The new development, dubbed "Decatur Landing," is set to include the long awaited Costco store, along with a few relocated existing tenants as well as new retailers and restaurants plus apartments, townhomes and a hotel.

Local Firm Planning Significant Sandy Springs Redevelopment

Sandy Springs-based developer Heritage Capitol Partners is proposing a huge mixed-use development on Roswell and Pitts Roads in Sandy Springs.  The roughly 40 acre development would cover three existing properties: the Dunwoody Pointe apartments at 7901 Roswell; the Stockholders Place office complex at 8097 Roswell; and a wooded area home to a historic cemetery, which runs alongside the Addison apartments at 7889 Roswell.  The proposed new development, dubbed “Heritage on Roswell,” would include 600 apartments, 150 town-homes, about 50,000 square feet of retail & restaurant space and a 125,000 square foot "Community Kroger."

[UPDATE] Costco CONFIRMED at North DeKalb Mall

According to Decaturish, the Costco store at North DeKalb Mall is approaching initial site work .  Readers of both ToNeTo Atlanta and Decaturish reached out Friday with news that they had received a flyer in the mail of a "community [rezoning] meeting" regarding a proposed rezoning of the North DeKalb Mall property.  The meeting, planned for Thursday April 26, will take place in the former ROSS Dress For Less in the mall and will last from 7 to 8 pm.

Developer Proposing Huge New Residential Project Near North DeKalb Mall

Arrowhead Investors, LLC has submitted a rezoning request to DeKalb County to have about 13 acres rezoned to allow for the construction of over 100 single-family and town home units near Decatur.  The developer seeks to have the assemblage rezoned from R-75 (Residential Medium Lot-75) to RSM (Residential Small Lot Mix).  As proposed, the new residential development would consist of 26 single-family residential lots and 76 attached town home units at a density of 7.9 units per acre.

[UPDATE] Proposed 245-Unit Tucker Apartment Development Seeks New SLUP

San Diego based apartment developer Fairfield Residential is planning a new 245-unit apartment project just off  I-285, on Northlake Parkway.  The proposed redevelopment is scheduled to go before the Tucker Planning Commission Thursday, April 26.   The project would be developed on 8.65 acres at 2180 and 2200 Northlake Parkway currently occupied by the largely vacant Northlake Quadrangle shopping center as well as the extended stay Northlake Inn motel.
