[EXCLUSIVE] Trendy Miami Restaurant to Open at Phipps Plaza in Buckhead

A new restaurant called Ceviche 105 is slated to open later this year in place of Davio's Northern Italian Steakhouse, which closed December 28 after fifteen years at Simon's Phipps Plaza in Buckhead.  

Ceviche 105 (also known as CVI.CHE) was started by Juan Chipoco in 2008 and today includes six locations across south Florida, half of them located within Simon-owned properties (Town Center at Boca Raton, Dadeland Mall, and Sawgrass Mills), and a fourth located in Aventura Mall, in which Simon owns a minority stake.  The restaurant's name relates to its popular dish and the fact that the first location was at 105 NE Avenue in Downtown Miami.  

Permits have yet to be filed for renovations on the roughly 9,000 square foot restaurant, but sources close to the project indicate they will soon.  

The restaurant features traditional Peruvian fare in addition to Japanese offerings, a fusion cuisine known as Nikkei.  The menu includes ceviche, rice bowls, seafood, and sushi, among other options, according to the Ceviche website.  

Chipoco said in December 2024 he had "aspirations for expansion into places like Vegas (which seems on-brand), New York, and LA," according to a profile in Coral Gables Magazine.  Each of those cities seems like a better fit for the concept than Buckhead, but Atlanta's proximity to Florida and Chipoco's existing relationship with Simon likely made Phipps an appealing growth opportunity.    

While Simon was quick to backfill the former Davio's space, the former Public Kitchen & Bar and Grand Lux Cafe spaces both remain empty after closing in July 2021 and March 2023, respectively.  Fast-casual eatery Earl of Sandwich closed in the mall in December 2025 and its space has not been touched. Local eatery Rock's Chicken was the latest spot to close in the mall ending operations January 17 after about ten years in business.

All I can say is good luck. Given the disdain it seems most people have for Phipps Plaza, it won't last long.

Simon must have sold them on a dream because that’s the worst food concept idea fr this city and location I’ve ever heard.
